Can't make a sale in Real Estate

6 months working no progress, wasted money in FB ads, linkedin, non-stop posting about the projects of the company, bought investors listings, join website real estate forums and make video conferences. Anyone can help?

This forum tends to be fairly career advice oriented, but maybe some brokers on here will help. The discussions usually center more on principal based investing and careers, but brokerage does come up.

What type of real estate are you selling? By the looks of your marketing tactics I would guess residential, but if you’re selling commercial that could be the problem.

I am selling both, projects we have are condominiums, commercial & residential lots and office spaces.

The best broker's I know bring value to the table. I'm not talking about connections, buyers, etc, but the best broker's I know at least make it seems like everything they are doing is for the owner's benefit. How can the owner make more money, reduce operating costs, take chips off the table, refinance to cheaper debt, make a strategic play, NOT "can i sell your building?". Once you approach brokerage from that point of view you are in the right direction.

E.g. when i started approaching owners in 2014 with analysis I had done about refinancing for their specific buildings they started to listen. I did the math for them, and even leaving voicemails people ended up calling me back.

In fairness, this is not easy for a new broker if not on a seasoned team. Still, you have time and energy (hopefully) as not bogged down in deal details and client calls, so you can get creative.

I see, I this was my mistake, at the start of conversation, I ask if it was for their personal property or investment, after that ask for their set budget price and then send the details. Thank you

 

Today, I am grateful reading your advices to me, I also applied it today. Unfortunately I only have 3 days away to lost the job. Still grateful in this industry, I tried and keep trying to make it.
