This definitely hits on a trend though. Before, people were buying the potential. Now, people are waiting until 90%+ if not 95%+.
No big deal from our end. It's probably a good sign that buyers are being more conservative.
I'll add entity level transactions dominating the industrial space as well...

Anyhow, fucking construction costs. It costs as much to do a garden deal today than it did to do a wrap deal just a few years ago. And it's not like you're paying for talent. Most of the supers and PMs have 2-4 years of experience because the GCs are spread so thin.
There is a serious shortage of superintendents, which is by far the most important person on any development project after permits are achieved.
