Commission for 5M NNN deal in NJ?
I have a NNN property with a single national credit tenant. I've been quoted by two sales brokers who would list my property for ~$5M with a commission of 2% if they sold it alone or 3% to be split 50/50 if they co-broke. Is this a fair commission in NJ? Are there any other commission structures you've seen for NNN properties around 5M?

Correct. It's also true in leasing. Sometimes the listing broker will quote you 5% commission on all rents collected for the term of your lease, but if the broker bringing the tenant is a quality tenant, they'll want a full commission of 5% as well (but you'll decrease the listing broker's commission by half)
