Comp, progression, and exits from data centers?

Thinking of an investing role at a developer/ investor of data centers like an Equinix. The role is being described as a PE role/ an investing role, but obviously the business model of a place like this is quite different than PE. Anyone have any thoughts on comp , progression, experience ?

Based on the most helpful WSO content, here's what you need to know about compensation, progression, and exits in data center roles, particularly at developers/investors like Equinix:

Compensation:

  • Analyst Level:
    • Base Salary: Around $100,000
    • Bonus: Approximately 30% of the base salary
  • Senior Analyst Level:
    • Partnership pay kicks in after reaching this level, which can significantly boost overall compensation.

Progression:

  • Starting Point: Many professionals enter these roles from investment banking, particularly from LevFin (Leveraged Finance).
  • Career Path:
    • Initial roles often involve finance and strategy capacities.
    • Progression can lead to senior analyst positions where partnership pay becomes a factor.
    • Further advancement can lead to higher strategic roles within the company.

Experience:

  • Work Environment:
    • Generally described as a regular 9-5 job, which is appealing for work-life balance.
    • The role involves a mix of finance, strategy, and potentially some operational aspects related to data center development and management.
  • Backgrounds:
    • Professionals often come from diverse backgrounds, including single-family offices, venture capital, SaaS, and real estate acquisitions.
    • Some may also have experience in cyber infrastructure, particularly those with military or government backgrounds.

Exits:

  • Potential Exit Opportunities:
    • Corporate development and strategy roles at tech companies.
    • Other roles within the broader real estate and infrastructure sectors.
    • Opportunities in private equity, especially those focusing on real estate or infrastructure investments.

Additional Insights:

  • Industry Dynamics:
    • The data center sector is unique and differs from traditional private equity due to its specific business model focused on real estate and infrastructure.
