My current firm is looking to subscribe to some sort of real estate data service. As far as I know the two biggest players are CoStar and Real Capital Analytics. My previous firm had CoStar and I found their information to be a great starting point to get up to speed quickly on a particular asset class and market. It seemed to be best with office and multifamily properties as it was almost useless when we tried to pull info on a hospitality deal. On the other hand I have heard from contacts in the RE world that Real Capital Analytics is much better for hospitality shops.
Can anyone comment on the pros or cons of either platform?
CoStar is the best platform overall, though I am not sure how it does with sales comps.
RCA is the king of sales comps. You can find comps for any product type on it and it even has land sales which no other platform has as far as I know.
Would like to hear what others think.
I think CoStar is the best, and supplemented with RCA would be great. CoStar Sale Comp searches aren't horrible, but they don't have cap rates and shit like that on a decent amount of deals. You also have to comb through the notes to get the good stuff.
Xcelligent is pretty good as well, although their coverage is limited.
