What does it take to get in? I'm a first year analyst on the debt underwriting side (reputable firm) with a state university background and a subpar GPA (like 2.8-2.9). Do I have a shot after 1.5-2 years work experience? Would my experience be enough to get in or would I need a high GMAT score to get in, or would I even need to take the GMAT at all (their website does not specify who would need to take a standardized test, just mentions "if required by Admissions team"). Any and all info appreciated. Also somewhat interested in California-based programs, just haven't looked into those much yet, but willing to take some info as well. Thanks!

Last time I looked no GMAT required for NYU MRE. I got in with a 3.1 undergrad GPA and about 5 years of non-real estate related experience. I imagine the debt role will provide some good experience to leverage on your application.
Contact NYU MSRE admissions. They have a much better feel for it than anyone here would.
Don't discount your odds either. There is no national ranking that these programs have to be concerned about, so they can actually afford to be holistic in their process.
Speaking to admissions wasn’t helpful for me at least. With the exception of MIT, the other schools’ admissions offices wouldn’t give any information in terms of acceptance rate, GPA, GMAT/GRE, or honestly anything important.
Crowd sourcing information from various forums seems like the way to go in these cases.
Interesting. That was not my experience when going through the process - although I did not apply to NYU.
Georgetown, Johns Hopkins, Clemson, etc. were all very forthcoming, and to be honest, rater reassuring. I had a terrible undergraduate GPA (even worse than yours) so I was very concerned. I got into everywhere I applied though.
If you don't mind sharing, what was the range of your GPA? I as well had a lower GPA than the OP and want to apply to grad schools at some point in the future but not sure how the GPA will be seen.
Currently doing debt brokerage at HFF/JLL (nyc) for the past 1.5 years and will stay for another, but want to apply around the 2.5-3 year mark.
Honestly blanking on the exact number now, but it was like a 2.65 or 2.7?
My advice to you is to own it. When applying, I addressed why my GPA was trash, which for me was a combination of unfortunate circumstances I couldn't control and a lot of immaturity that I could have, and then I stated how I have grown since. My resume, GRE, accomplishments, and interview with admissions proved I wasn't a dumbass, which also helped.

Georgetown(online) did not admit me, had even worse than your GPA. But it's a long story.
I wouldn't worry about it. Do great work in your current role, then have a supervisor pen one of the required letters of recommendation, and you'll be fine.
I have heard of a backdoor into NYU or any school. If you take one or two of their classes, in this instance, if you enter into their certificate program and do well you can transfer into the Grad School
How did you hear about this back door? Did admissions tell you this? Looking to do something similar.
