CRE Case Study Modelling – HELP NEEDED - $
I have an important case study I need to finish for a large percentage of my grade for a real estate class that I’m not sure how to complete and am stuck on. Willing to paypal/venmo if someone can help out for it. PM me for details and I’ll send you all the assumptions
I am trying to figure out how many apartment communities can be developed with $1B total, $50M GP and $950M LP
- 250 homes per community
- LTC = 65%
- Stabilized occupancy = 95%
- Cap rate = 4.5%
- Waterfall analysis

Don’t take this the wrong way dude but you’re better off just thinking this through, which I’m sure you’re capable of.
Once you make it to real life, it’s going to get oftly expensive to pay people to do you work for you...

Probably not what you wana hear but I’d just reach out to the TA. Email them tonight and might be able to set up a zoom meeting tomorrow. Better in the long run to actually learn it and won’t have to pay anybody.
You’re going to be stuck because you don’t know the price per unit. Once you have the price per unit, you can do the math to figure out how many communities you can buy. That’s the missing piece of information here.
