You will generally get tipped on the first deal you ever touch, even if you do not "run point". Will probably be about $1,000, but still pretty nice. 

Then, there is 4% for the analyst pool (3% to be tipped out when the deal closes, then 1% for the bonus pool at the end of the year). Usually ~2.5% to the main analyst working on the deal, then the other .5 to the newer analyst. 

I made $80k my first year at HFF/JLL right out of school, and then well over $100k every year after.

I went $80, $105, $125, $135, $180k.

JLL analyst comp is extremely underrated. In T1 cities, JLL first-year analysts on D&E placement during the bull run could have made 120-150k total comp, which ain't too shabby. Easily can match and surpass Eastdil comp if on the right team. Imagine base of 55k and a small cut on each deal that is negotiated with your producer - unlike Eastdil where its an IB-esque high salary + bonus szn. Most analysts can reach producer in 5 years, which instantaneously shoots your comp through the roof, easily matching and surpassing guys in REPE
