Detailed Rundown of Net Lease REITs and Sale-Leasebacks?

Hi, I am new to the industry and wanted to learn a lot more about the space.

How do net lease REITs operate and what is their strategy? How does a Sale Lease-back work and what is the reasoning behind doing one? Is it possible to give asset level examples with figures so I can understand better? What are important factors before going through with a Sale-Leaseback?
