Disadvantages to specializing in single tenant net leased
I got an offer to join a pretty solid invest sale team as an analyst with plans to eventually transition to brokerage. I really like the team, they produce well and the pay is solid. My concern is that in the long term I might get bored dealing with these relatively simple deals. I wanted to see if anyone out there has any thoughts on this product type as far as keeping interested or exiting to other options should it not work out.
Also they do all product types not just retail.
There's a lot of deal volume in STNL deals. However, they are about as low-brow and unsophisticated as any product type in the industry. After a few years, you'll have good sales chops and a strong HNW rolodex, but you won't be much more knowledgeable about complex aspects of the business then when you started.
