Which repe funds are most well known for their creative deal structuring and financial engineering to find value versus ones that are more focused on the real estate itself?

Family offices either focus on creative deal structuring or very risk-averse, boring stuff. I have not found one in between.
Generally speaking, large REPEs will have some complex deals. Starwood, Carlyle, and BX all work on fairly complicated matters.
