Funds Targeting Niche Product Types

What do you all think about accepting a role where you focus solely on a niche product type? Industrial outdoor storage (IOS) and single-family home (SFH) come to mind, but there are plenty more. Let's assume you're in charge of the fund, would it be considered a good or bad career move? Will the experience help with capital raising outside of the nice product type or do you face a serious risk of being pigeonholed? Can it launch your career or is it career suicide?
