Hey all, I'm a student here and am sharing a strategy I use to help my application get looked at by the HR manager instead of being in the middle of hundreds of resumes. It has worked well with me so far and was able to get interviews and offers from solid firms.
I recommend first reaching out to these employees on LinkedIn (always my go to method), and set up an informational interview over the phone about their experiences while making a connection with them. Let them know that you're applying to their firm and then ask if they can look over your resume, they'll most likely say yes. Once you finished applying online, this is when I suggest you reach out and basically ask if they can be a reference/ forward your resume and a good word to HR. I remember feeling awkward at first for asking and didn't know how to draft the email. Here's how I write it:
Hello XXX,
I hope you're doing well! Thank you for taking the time last week to talk with me about your experiences with XXX.
After hearing from you I was inclined to look more into the company and was driven to apply to XXX as a Summer Intern. I think it's a good place to start and really learn more about XXX field in real estate.
Would you by any chance be comfortable with sending my resume to the talent acquisition team if possible? I'm aware it's difficult to stand out from the competition, but I have faith a referral from you would increase my chances with XXX.
I can send my updated resume to you, plus a brief introduction that you can quickly forward to the talent acquisition team.
Also no worries if not, I can also send my resume directly if you're not comfortable sending it. I appreciate any help you can give.

Normally they're more than happy to and it has helped get my foot in the door. This has worked for me so far and if anyone wants to add on to this in the comments or their strategy, feel free. Hope this helps to anyone with asking for a referral.
