Any ground up development project in a major urban market these days is likely to have a green building requirement. You do not need to have a specialized background. We all do it. Developers, designers, contractors, policymakers, officials...

LEED AP is good to have, but really only for your first or second job. LEED is not an accurate way of measuring how sustainable a project is, but everyone knows that, so we get the credential to signal that we know how to get through the process.

I highly recommend that you do NOT try to specialize in green building unless you want to spend your entire career as a specialist consultant. I have had several LEED consultants approach me asking if they could transition to development. Very tough switch to make. Green building consultants only really exist because jurisdictions require certain credentials, the process of which can be counterintuitive and expensive. Doing this work does not generally lead to transferable skills.
