Has anyone ever remodeled completed projects by big developers a different way and sent it to them as a possible way in

Let's say the big developers in your area completed/or are close to completing a project. I'm in the NY area, so let's go with HFZ and the XI, almost completed.

Have any of you gone through the deal using public numbers you can find and then your own assumptions to model the deal a different and unique way, checking zoning laws etc and instead of say the resi they've built/are building make an argument for/see how it would work from a community facility (commercial, etc if the numbers work) use (acquisition to stabilization, then disposition).

Taking those findings/returns/models and sending it to heads or important people at the company? Was randomly thinking it's obviously good for practice, but has anyone ever done something like this and sent it to the developer as a way in if they were impressed with your work?

To be clear I have not done this with any developers, but was curious if there were any interesting things that people have done in the past, analyzing past deals, etc to get their attention and worst case practice/constructive feedback? Not bringing them a deal, because that's completely different but something like the above?
