Anyone know what AVP pay at Heitman is these days? Base is super low ($120-140k). Is bonus very high (100%) or are they being dead serious paying so little?

That’s absurd. They have an AVP role up for cap markets with a $120-140k base and if you assume a 25-30% bonus, that’s only $150-182k all-in.
I make the same as an associate at a competitor.
Not to mention the team is lean af. I can only imagine that you are making that while also working 60+ hours a week.

How many YOE is AVP at Heitman? Are we sure there isn’t title inflation going on? Their first years are “associate” vs “analyst”. If it’s like 5-7 YOE, that base seems right, assuming their bonus is like 40-50%.
Also at some places, associate is like 5 years vs 2. It would be helpful if people used YOE instead of title. Barings “senior associate” for example is basically senior analyst.
To add to the 'making apples-to-apples' comparison dynamic: Chicago is notoriously low paying market (relative to others), so heitman comp isn't as crazy uncompetitive as may seem.
Not surprised tbh, I heard their analysts with 1-3 years expected experience make like 80k base with 10-15% bonus in Chicago … maybe that changed tho hopefully
Heitman pays low but all the senior level people have been there for decades and never leave. So the pay structure must be a steep pyramid and the PMs and senior level people must be getting paid well.
