Property taxes fluctuate so much by locality that you can go a couple routes:
1. Review historical/local tax assessments + rates. Are the assessors valuing aggressively? How often is reassessment?
2. Utilize a consultant group that specializes in RE tax. There are plenty out there throughout the country: Paradigm Tax, Ryan LLC, etc.
