How does a forward purchase impact the implied yield?

Hi all,

Quick question - how does a forward funding structure impact the implied yield profile of an investment? Presumably this would lead to a higher yield? As the purchaser is delaying the cashflows from the property and takes on risks.

Anyone has any insights into how big this differential in yields might be?
