How much to charge per Property Underwriting?

Hey WSO, long time lurker here. Decided to make an account since I was recently asked by a broker to help them out on a per-property basis for the financial modeling/underwriting side.

This would be the first time I'd be doing this so I'm curious how much I could ask per property. I was wondering if any of you have worked on a freelance-style basis and if so, if you'd be willing to share how much you'd usually charge (and the services, analyses you offered).

Any other input is welcome as well.

I charge $500/deal. Sometimes I feel bad because it only takes me 10-20 minutes but then I remember the broker will probably make my yearly salary on each of the commissions for forward emails and outsourcing the work.

 

That's around what I was thinking. They are interested in Argus generated reports and the fact that I am Argus certified, so I would think it would be fair to charge that.

Also expecting to take less than an hour per deal. Still, will try to offer some qualitative analysis beyond just the reports haha.

I'd wager you just send them the model and be done with it? Might also try that to make my life easier.
