Doing a deal now, last quote I got was 4.5% but that was when the 10-year was above 3. You could probably underwrite 4.4-4.45% (even 5 bps on that much leverage is massive) today, but I'm not sure how far you are in the process - closing the loan is an incredibly arduous process.
Thank you! My assumption was 4.44% so I'm glad I'm about on track. It is primarily for proforma purposes during feasibility analyses, so close is good enough since they will change before lock anyway.
