If you had to choose a short list of most valuable CRE conferences to attend each year (whether on the buy-side or debt/lender side), which would you choose?

After 20 years in the industry, like most I am trying to be more selective as to which of the "major" annual conferences I want to invest the time and money attending.  

Curious where folks would rank their choices, whether as an acquisitions/investment professional or as a lender.

Understanding that most of the major conference circuits (i.e. IMN) have an east cost/west coast equivalent each year for specific categories.  

For example, I know that the CREF western conference just wrapped up in Vegas, I imagine if you're a lender in the western US that would be one of the "can't miss" events each year.  

What are some of the others?
