In a Pinch - Need a big investor fast

I need an investor that can put up approximately $5M and sign off on the bridge financing I would need for this particular multifamily asset (as my net worth is too low). The numbers have been crunched, the seller is in a pickle, and I would need to move fast to get this done before he settles with another buyer. Is there a quick resource I can go to (ie. some sort of list) where I can pitch investors directly (via cold calling or whatever) or as an alternative are there companies I can pitch this deal to for an acquisition fee.

I realize I run the risk of being flamed, but I'm doing everything I can to get this deal locked up as I feel it is too good an opportunity to pass up.
