Integra Realty Resources exit opportunity

Hey guys so I’ve been looking for Capital Markets role specifically in Debt and Equity placement but sadly due to my lack of experience couldnt find a role. My internship experiences are with Retail Leasing and one property management internship. I got an offer from Integra as a Commercial Real Estate researcher. I’ll be working directly with appraisers. Would this be a good role to take if I eventually want to go into Capital Markets? What else would my potential exit opportunities be from this role?

I have friends who started with IRR direct out of UG who are now very senior in development and private equity at very legit shops. You have to network and work hard to make those jumps if you so want, but very possible for sure. I also some people who started in commercial appraisal who got picked up as an analyst on top producing IS and DE brokerage teams. So, yeah, I think these can be very good jobs. And in all honestly, a career in commercial appraisal can actually be very decently paid on a relative basis.

Seriously, this is a very good job. Go back in time and like everyone in buyside real estate started in appraisal (go talk to the old dudes in the business). You should be excited by the role, not trying to find a way to make the best out of it. Frankly, you will learn a lot more in this role than you would in many "analyst" roles in brokerage. You will be doing real research and working on actual client matters, that's better than formatting powerpoints.....

 

Yes you’re totally right I am grateful for getting this position. It’s just appraisal is so looked down upon on this forum and has a negative stigma to it for some reason.

 

Agree with what redever said. You can always transition in a year or so if it isn't exactly for you. Also like what was mentioned make sure to network, keep reaching out to alumni to talk and learn more about what they're doing (in capital markets or others). Go to networking events and keep in contact with them every month or two - young professional groups and larger like ULI. 

 

Yeah so I have been networking for past year or so with many capital markets players but the common consensus was that I don’t have enough experience so they recommend trying for other roles first and then to come back to them in the future. So that seems like the plan for now.
