Interesting Opportunities in Affordable 2024 (485-X??)

What are some interesting plays that people here are looking at? I'm NYC based and have been following the discussion about the new 421-A replacement (485-x) and it's applicability to office -residential conversions which the city has been pushing for a while. It seems like it would only pencil in very specific circumstances given that the buildings are entered into a permanent regulatory scheme (especially combined with the inherent complexity of doing an office conversion itself), but it got me thinking about where the smart money is going to be moving in the coming years.

Has anyone looked at an interesting and/or innovative strategies that are viable in the post covid area? I'm especially curious about NYC since my firm is most active here but would love to hear about how ppl in other regions are thinking as well.
