Career Resources
They are in the top 100 of REPE firms but they only buy stabilized assets. The Asset Management work is likely 100% reporting which would be miserable. Great first job to get yourself into the industry but you'd probably learn more about real estate buying a lemonade stand yourself.
Harbor's bread and butter is value-add multi, and recent deals have all been brand new lease-ups so the AM experience will be more than just reporting.
Sorry I don't consider buying new construction and putting in place an in house property management team "value add."
Aren’t they virtual? I know someone who is an AM there and I think he makes $75-90k if I had to guess. Hours seem to be light. I may be mistaken, but Im fairly certain he has to create budgets so it isn’t all reporting.
I worked as an asset management analyst at HGI. The lionshare of my work was monthly/quarterly reports, budget reforecasting, and new acquisition budgeting. I was making $80k and had a fixed bonus of 10% in my contract. I was not a fan of the work I was doing, but I think it was because I did not like AM work in general. That being said, I really liked everyone I worked with there and they're definitely smart guys. In terms of the modeling test, know how to use index match match and know how to build a simple proforma. Good luck!

I have their modeling test from talking to them a couple years ago for an AM role. Test was a joke… very easy
