Investing in the Southeast

I recently traveled to SC and NC on business and was blown away by some of the cities. Particularly Greenville, SC. There were more people walking around Main St than in Midtown. Also the talent was unreal. Has anyone successfully invested in the Southeast or know of any strong RE firms in the Southeast. What markets are hot? Seems like there are good opportunities here (right to work state, ports, low cost of living, low taxes, etc). Thoughts?
