Investment themes

I work for a family office in the SE, we've withstood the COVID-19 pandmice pretty well so far and are looking to ramp up on the acquisition front again.

I'm interested to hear what kinds of investment themes/ideas your shops are dicsussing? Where is there going to be opportunity for value creation coming out of this?

I can only speak for multifamily. A lot of merchant builders are going to want to get the f$%& out of their projects at a really attractive basis for a buyer. You can probably scoop up class a urban properties for a good price if you are willing to hold 5+ years and take on some lease up risk.

I've heard about developers looking to buy hotels at extremely high cap rates and rehabbing them in the multifamily.

Some large mortgage REITS/portoflios are unloading notes to rebalance their portfolios. You can probably by notes at a discount, great risk adjusted return.
