Investor Relations/Capital Formation/Fund Raising/Portfolio Management

A lot of the discussion on this forum is centered around five main roles: acquisitions, investment sales, leasing, asset management, and development. Sometimes there is a sprinkling of discussion around capital markets as well. However, there are a number of other positions, including those I mentioned in the title of this post, that involve pretty interesting high level work. I suppose one important thing to note is that you would likely need some asset/deal level experience before you would be qualified for one of the roles mentioned here.

Does anyone on this forum have some insight they can share as to how they worked their way into one of these roles and what others can do to follow a similar path? Personally, I think it would be incredibly interesting to market funds to large institutional investors. I have to imagine they would provide you with a unique perspective on the state of the real estate capital markets as well as a top notch rolodex of contacts.

Some groups that I'm thinking of include: Shelter Rock, JLL Global Funds Advisory, Portfolio Management at a place like LIM, Park Hill, etc.

I'd be curious as well, especially on the fundraising side. I've always seen Fundraising and IR done at a more senior level (very few "entry level" roles for this). By capital formation, I assume you mean in-house debt sourcing. Some firms do this, like Starwood (again, very few entry level roles). Portfolio mgmt and Asset mgmt seem to blend, as does Portfolio mgmt and Accounting.
