JV Project Valuation

Monkeys,

I’m looking for some guidance on how to determine how much to buy into a Development JV. I have Totals Costs, financing assumptions, unit mixes, etc, but I’m trying to establish how much would should pay two join another LP in deal where we would split certain buildings...

Thanks!

Honestly no, I don't know what you mean. From what I can gather from multiple re-reads, you're looking at a mixed use deal where one LP will put up the capital for office and another for the multi, but they're in the same fund/partnership? I'm not sure why you wouldn't just run the full mixed use property and treat the capital as fungible for each investor (i.e., each investor gets their pro rata share of returns and don't invest in specific projects, but I'm only 50% sure I'm even in the same state as what you're asking.

If each one is investing in the multi/office separately I'm not sure why you wouldn't just model it as if they were separate.
