Lesser-known shops in the LA area?

Hi all, 

Does anybody know of any legitimate but lesser known shops in the LA area? Everybody is aware of the bigger ones (PCCP, Oaktree, ACORE, etc.) but mainly looking for a list of smaller shops that'll still offer quality real estate investing / development experience...hidden gems, so to speak.

Thanks!  

 

Wouldn’t consider this lesser known. They’re one of the largest local developers / players based on labusinessjournal.
