LIHTC cap rates
On the deals where LPs are bought out but there’s still considerable time left in the compliance period, why are cap rates so close to conventional? It feels like with capped rents and risk of opex inflation, plus all the regulatory burden, the cap rates should be a lot fatter. Seems like LIHTC should price like rent stabilized NY product.. which is like +7.5% cap
