MF Green Deals
Given the rising interest rate atmosphere, I'd like to hear some opinions on the green programs offered by the agencies. Does anyone else feel like the requirements to go green are too easy? I've seen deals where up to 40 bps was knocked off the spread. Anyone have a ball park idea of how much green improvements even increase an asset's value? What's going to happen come refi time if you only put the bare minimum in to reach the required energy savings when you secured the 1st mortgage?
