Middle ground Development and REPE

Are there any firms that you guys know that are sort of middle ground between REPE and development?

By this I mean not just buying properties to hold for a couple years for a quick repositioning, but not development in that it’s a bit faster paced not stuck on one project for multiple years?

May be a dumb question but there is obviously awesome upsides to both sides of the equation here and wondering if there’s any firms that play in a middle ground where you get best of both
