Multi-tenant ground up development
Hi Everyone,
I work for a smaller PE firm in Austin and am interested in modeling a multi-tenant ground up retail center with flex space in the back. Does anyone have any experience with the REFM development model? Beginning of a site plan
I have explored adjusting our current cash flow models (self-storage, multi-family, hospitality) but they don’t seem to be like the best fit.

BTW - Where did you get your Square Feet Per Parking Stall? 98 SF seems low to me. Most stalls should be at least 9x18 SF, which is 162 SF. This also doesn't include the drive-path in between stalls, ramps, core columns, etc.
