Networking for Real Estate Analyst Job in Bay Area

Any tips for networking with real estate investment groups (REIT, PE, Life Co., etc.) in the San Francisco Bay Area? I am an appraiser from a top firm with past research and property management experience. Looking to get into either an Asset Management or acquisitions career path. I find it difficult to get my foot in the door since I am coming from valuations and it also seems like those opportunities are scarce in the Bay Area. I was thinking ULI or NAIOP events. Any tips from professional in the Bay Area would be appreciated. Thanks!
