Next Round Interview Help: I have to do a site location analysis for a 3-4 star hotel as part of a take-home interview project. What format & info must be included in a “Site Viability Report"?

I finished a relatively basic hotel modeling test for them and now have to do (second part) a site evaluation report for 2 fictitious hotels development (a fact pattern was given) in distinctly different parts of Portland, Oregon. 

The focus is the viability of the 2 empty sites for 3-4 star destination tourism. 

I have never been to Portland. I believe that "Downtown Portland" is the city-center and I can key off of that as the main point of interest in terms of locational viability (although that may be reductive as there are obviously other places to see outside of downtown Portland).

  1. How are locational viability reports structured and what specific items/subject are covered? 

  2. How far is too far (minutes by car/bus) from Portland’s downtown area to be a feasible and healthy location.

I would figure out the current zoning of your site, the allowed density under the OCP for your site, the height restrictions, setbacks, and other restrictions on use under the OCP. Maybe make this one section of your report. Then do a section on location and figure out what is within a 15 minute walk of your site, how far it is to the airport, and how can people can to your site(access via major roads, subway, bus, highway). Look at how many other hotels are nearby and wether any hotels delivered recently. Add a section on the economy of Portland and population growth. Add a recommendation at the end on wether you would purchase this site. I would assume they are looking for a full report laying out wether you want to buy this site or not
