I'm seeing 3 months free rent on a year, and 4 on 15. If you see yourself in the city for the next year, you won't do better than that.

Also keep in mind you may be better off in the long run getting the cheapest place you can with no concessions vs a sweet apartment building that is offering something crazy like 3 months free because once your original lease is over and time to renew you'll be right back at that high gross rent
I don’t see it shooting up any time soon. When I left my building, ~$4k 1br, they were offering $2k to residents who were leaving for a similar 1br. My friends who left for other buildings have 3 months free on a 12 month lease at already discounted prices.
