Office Space: Common Factor, BOMA and Rentable/Gross Sq Footage
I am involved in building an office property where the gross sq. footage (floor plate of the building) is different than rentable sq. footage (calculated inside walls).
Question for brokers/agents: How do you market your office property? Do you include the thickness of the exterior walls and derive the common factor using the exterior walls or do you use BOMA calculation used by Architects? What is the standard industry practice?
BOMA Standard. It will be stipulated in the lease that it be measured that way.
