Office Visit, how to prepare?

Got invited by a CRE MD to their office and lunch after cold emailing them and getting on the phone for ~20 minutes. One of their analysts set up a calendar invite titled 'interview'. I am severely behind on techs but good with behaviorals. Anyone had experiences like this? Did you actually get set up on formal interviews? Did you get asked technicals? Excel? I don't even live in the US even though I'm a citizen so I'm almost treating this like my one shot.

Excited but also highkey nervous.

Wouldn’t sweat it. Don’t chew with your mouth open though, had to ding a guy once for that one.

 

Highly doubt they drop an on the spot excel quiz on you. Most likely this is just to "feel you out" and make sure you aren't a weirdo. Research their company a bit so you can ask some questions, prepare your "story" to tell so you don't sound meandering, engage with the stories the MD tells you, and just be a normal person.

Probably cultural fit and motivation: tell me about yourself, why are you studying x, why real estate, why did you reach out to this firm, any deals interest you, (soft technical) what sector would you invest in right now.

Be pleasant, genuinely interested in the other person, research the firm, it's deals, ask what drew the other person to this firm / how they're finding it / why they like it / exciting project they're on / what office culture is like.
