Opex cost splits

Hi All,

Looking to move into RE investment and am working thorugh a few case studies.

One thing I'm less familiar with is variable vs fixed cost splits:

Typically  I've ever only applied things as entirely fixed or variable, are there general rules of thumb around cost splits? E.g., Statutory costs I've typically entered as a fixed cost, would this be an example where items could be split 90/10?
