Owner-Operator - Associate Opportunity

Hey y'all, just got an acquisitions associate offer from an owner-operator in a major west coast market. It would be awesome to get the community's thoughts on the opportunity from an experience and comp standpoint. 

Role:

Small deal team covering value-add and development site acquisitions. The group runs lean, so I'd likely be doing all the lease abstracting, creating pitch decks, etc. Also a bit concerned that the company isn't a household name. 

Other responsibilities are building lender relationships, sourcing and closing financing packages.

Comp:

Base: $135K

Target Bonus: 20 - 25% of base

Work Experience / Background (for context):

YOE: 3 years as an analyst on a top D/E placement team

Education: T15 MBA

Nobody can answer this but you, but I wouldn't be concerned about "brand name" - this isn't banking/PE. Real estate is an EXTREMELY regional business and there are tons of great companies that don't play outside of their home market.

The only reason I wouldn't take the role is if you're hoping to jump to a megafund or large brand name down the road, but if that doesn't matter to you then go for it. You will likely learn more at a small shop like this than you would at a large brand name.
