Pitch To Off Market Owners On Existing Product
Have been doing acquisitions for new ground up development at a shop for 6 years. I've got a strong pitch that I''ve honed over my time here....but we're looking at buying existing space now, still working off market properties.
As silly as it sounds, I'm having a tough time crafting a compelling pitch to these off market owners. I want to say something more than just a bland "Hey I'm interested in buying your investment property, will you sell?"
What are some proven methods/pitches you acquisition guys have had success with?
You say you have a strong pitch - are you not having luck with a generic "Hey I'm interested in buying your property?"
Maybe it goes back to my absolute hatred of salesmen, but I've always approached these things pretty directly. "I have money. You have an asset. Wanna fool around?" type stuff.
