Pre-development cost accrual
Does anyone have a general rule of thumb or know any site that provides info that explains roughly how much of each consultant costs is accrued during the pre-development (zoning Stage) and during development (construction stage) can be broken down? What I mean by that is % of each consultant costs accrued during those? I know for architects its usually 60/40.
60/40 seems low for architects on the front end.. assuming you mean to get to permit pull, not just through "zoning"
A&E we typically underwrite 70/30. Property tax modeled based on actual payment schedule. A lot of other stuff just gets straightlined or back ended depending on item because the impact of timing is typically immaterial for the remaining items anyways.
Thanks I know surveying costs and legal are 90-95% accrued during pre-development. Also it becomes more material when I'm looking at the scenario of flipping the land.
