RE DCM Analyst Role @ BB
Hey I’m currently a commercial credit underwriter for CRE at a regional commercial bank in the North East. Been working for about a year (coming up in August) and have an interview w a BB for a RE DCM analyst role. I do not know what to expect technical questions wise so was wondering if people had some wisdom/questions/topics they think I should prep for. I’m not well versed in DCM
For a Real Estate DCM (Debt Capital Markets) Analyst role at a BB, preparation is key, especially since your background is in commercial credit underwriting. Based on the most helpful WSO content, here are some technical and conceptual areas you should focus on:
Key Topics to Prepare:
Debt Metrics and Loan Sizing:
Cap Rates and Valuation:
$$\text{Value} = \frac{\text{NOI}}{\text{Cap Rate}}$$
Example: For a property with $10mm NOI at an 8% cap rate, the value is $125mm.
DCF (Discounted Cash Flow) Analysis:
Market Trends and Macro Factors:
Debt Structures and Instruments:
Pro Forma Analysis:
Recent Deals and Case Studies:
Behavioral and Fit Questions:
Sample Technical Questions:
Additional Tips:
Good luck with your interview! With solid preparation, you'll be ready to tackle both technical and fit questions confidently.

Is this for the GS seat in Dallas?
Would know debt fundamentals down cold which you should given you’re an underwriter.
If the bank does CMBS, also have a general sense of how CMBS works and differences between a balance sheet and CMBS execution.
Also just generally research deals the firm has done in the past. Not hard to find deals and research them and it shows that you did some leg work before the interview.
I know someone on the DCM team at GS in Dallas and I’m pretty sure they just find debt for their existing equity investments.
