RE Networking Questions for recent grads

Hi, I am an International student graduating from MRED program next June and have been networking ass off and applied to hundreds of jobs without much luck beyond great conversations so far.

How do you make an even better impression during informational interviews/coffee chats in Real Estate? Are there some questions you can ask that will spark an interest? When and how could these coffee chats turn into a job opportunity in the future? Am I on time to land a job as I graduate? What are some overall suggestions that will benefit the recruiting process?

He pushed me to be more intentional about how I talk about my experience and gave me concrete steps to prepare for interviews, from tailoring my resume to practicing financial modeling. I also appreciated how candid he was. When I asked about real estate capital markets versus sales and trading, he gave me his honest opinion while being clear about his own perspective.
