Real Estate Option Contracts

Does anyone know of quality resources (books, case studies, legal publications, websites, etc.) for gaining a comprehensive understanding of real estate option contracts? In particular, I want to better understand how to creatively use options to control real estate for future development. Any thoughts/recommendations would be much appreciated. Thanks.

I think a legal review textbook may be your best bet. But, I should point out an obvious fact, all PSAs are option contracts if they contain liquidated damages clauses for deposits (which almost all do as far as I know). Meaning, you can take something under contract with an extended closing date, due diligence period, contingencies, etc. and you effectively have an option.

The difference in using options as a strategy in development is to purposely up front or at conclusion of DD an amount to keep the contract alive, sometimes with renewal provisions. Like $100,000 per month until closing to keep option alive.

But in reality, there is nothing that fancy or special about "options" in development, I think it is more negotiating art in extending the actual closing date out long enough to give one time to get tenants, equity, plans, approvals, and lenders lined up ahead of closing. Thus, I think a lot of developers just negotiate the PSA, and never call it an "option" even if they intend to use it that way.
