REIT - are all Rents charged through "operating leases"?

Hi everyone:

Newbie here, and would really appreciate it if I can check on a quick question on REITs - generally, do all REITS collect their rental revenues through operating leases? Is it possible that some of them is just collected as an Expense to the payer?
