Retail Valuation "Zoning / ITZA / ZA"

Hi guys,

I have an exam for a big shop tomorrow that I would be presenting to the head of investments (CBRE/JLL/C&W...) 

I'm supposed to do a SWOT analysis + a pricing appraisal / cashflow. It's a mixed-use asset retail+office value add strategy. I've never worked on retail and I've discovered the zoning thing ZA / ITZA... The thing is I'm stuck regarding my rent for the property as I have a table with new lease in the area with a price per sq/f for offices but for the retail assets it's just a price around 1000 ZA:

"Asset 1 / Tenant 1 / Date 1 / GBP 1000ZA

 Asset 2 / Tenant 2 / Date 2 / GBP 1100ZA

 Asset 3 / Tenant 3 / Date 3 / GBP  990ZA

..."

In this area from the reports I've found the annual rent per sq/f is around 750 & 2175 as of Q4 2020 in GBP per sq/f

GBP1000ZA = Zone A rent = GBP 1000/y ? /month? Do I have to model the zone depending on the net leasable area and find a price based on the architect plans?

How am I supposed to find a price per sq/f for my leasing?
