Hey all just curious what returns y'all are targeting these days for personal investments in real estate for deals that have recently closed.

Via co-invest or have you found your own deals to perform like that?
Own deals. Acquire 3 unit properties, renovate, and rent out. I suspect I could hit a 2.5-4.5x EM (we do construction in-house) in 3-6 months if I sold/condo converted, but my strategy right now is to create fixed income. My minimum cash-on-cash return was 10% initially, but my last 3 deals should all be 15%+ post-renovation, esp now that rental market is strengthening post-covid.
