Self Storage Underwriting - NYC (boroughs) - Help
Looking at an opportunity zone ground up for industrial and thinking of a self storage use. Open to other suggestions but everything building around it is hotel/warehouse space and residential isn't an option due to the C1-3 zoning.
Does anyone have any market comp for rents? Construction i have rough numbers from a few GC's but the revenue and expense side outside of property tax im having trouble underwriting.
Any help or feedback would be greatly appreciated.
Building would be about 125,000 sf internal/carpetable. Gross building slightly larger.
